Preparing your
property so it makes the right impression.
The most important thing by
far is that your property is as clean as possible. Make sure your
cleaning crew does a good job. This means inspecting the work
until you are positives your housekeeper is doing the work. I
Think this is a service that is best carried out by a property
manager. Try working out a deal. If they normally take 30% for
providing all service (check in/out, finding renter, & cleaning,
tell them when you find renter they only get 15%.
Make a good first impression
with a welcome pack. I like to leave my house with a new deck of
cards and marshmallows for the fire place. These little touch's
can make a big difference in your renters stay. It shows you care
that there family has a great time. It's worth buying good-quality
towels & sheets for your rental home. Your vacation property
is not a hotel room. People want your place for a reason. Give them
sheets that you would let your family sleep on. Have a small library
of books and movies. This is the perfect use for your old VHS tapes
and VCR's. Picking up books on the local area can be done at yard
sales
Leave a written instruction
on how everything's works especially the TV's, DVD player and computers.
Also tell your visitors's were everything is keep. Make a house
quest book on your computer, print it out and lammda it. This will
be a very useful tool for your renters. A phone tree is also very
useful. Numbers for hospital and pizza guy. Collect brochures on
local tourist attractions Board games are very popular for the raining
day.
Provide cleaning products,
including dishwasher and washing detergent, toilet paper, etc. If
they are not there your tenant will not use them. That means shampoo
in the dishwasher. Make it easy for your renters to keep your place
clean. Buy leaving cleaning supplies you can allow pets and know
the carpet will be cleaned when needed. Allowing pets will get you
many more visitors.
